It is important to know what will be close to you in the new home. Location is important. You love the area yet you are too far from work. your day will be spent in traffic and that won’t do! Driving long distances to work will cause disappointment with your newly purchased home.

Home values in highly rated school districts usually see the largest gain in home values and are stable markets. Looking for a home in a good school district is a great move! Research how schools are run in the community you are looking at. Most require your home to be in the school district. Check online at the Georgia Department of Education for more information on school choice.

Property Values

Property values play a huge roll in picking a neighborhood. A neighborhood with higher home values will mean higher taxes that should go to improving the Community around it. If a home’s value is declining it is possible the entire neighborhood is decreasing in value possibly due to foreclosures or other community factors. A neighborhood that once was beautiful and thriving can end up needing some love and care.

Most times it is wise to not choose the most expensive home in the neighborhood or community. This allows for the fluctuation of home values not to affect your new purchase.

PRO TIP: DON’T BUY THE MOST EXPENSIVE HOME IF THE VALUES ARE ABOVE AVERAGE FOR THE COMMUNITY. IT POSSIBLY WILL APPRECIATE SLOWER OR TAKE LONGER TO SELL.
