Are you considering the possibility of selling your home in the spring? If so, you should be keeping up with winter maintenance right now. We are having a particularly unpredictable winter here in Georgia, so you must take precautions to prevent damage to the inside and outside of your home.
Proper insulation is of the utmost importance. Yes, it helps you save on heating and cooling costs, but there’s more to it than that. If the space under your roof isn’t well insulated, the heat that is escaping through the roof will melt the snow and ice. Then, it can re-freeze. After a couple of times, it can create an ice dam that can damage your roof, gutters, and even on the inside of your home.
This brings us to the subject of those aforementioned gutters. All gutters and downspouts should be clear of any leaves or debris. The seams on the gutters should be sealed, also. As with the ice on the roof, ice formed by a clogged downspout or by water dripping through a leaky gutter can do enormous damage inside and outside of your home.
You should have your furnace and boiler checked and serviced by a professional. Between inspections, change the filters regularly. Even on relatively mild days, keeping your home within a certain temperature range can save you maintenance costs on areas in your home that are affected by fluctuations in temperature.
If it’s really cold outside, keep the air flowing by opening all the inside doors so your water pipes don’t freeze. Proper insulation, weather stripping, and caulking can help keep pipes from freezing, also. Of course, it also saves money!
Speaking of your pipes, you should do a thorough inspection of them, perhaps, even with a professional plumber to ensure that they aren’t leaking. A small leak can turn into a huge problem in freezing weather. Even if you are not a handyman, you should at least know where the main water valve is, so that if you detect a leak, you can minimize the damage by turning off the water immediately.
Don’t neglect the appliances in your home. You should clean the condenser coils of your refrigerator at least once a year. Check your dryer vent, and do a thorough cleaning of it yearly, also. Do you have a humidifier on your heating/air conditioning system? You should change the filter on that. Performing these and other yearly tasks can help keep your home in good repair.
